NSW pool inspections, just over the border

Canberra doesn’t stop at the border and neither do we. Queanbeyan, Jerrabomberra, Googong, Bungendore, Murrumbateman, Yass and the surrounding district, inspected under NSW legislation by an inspector who works both sides.

The NSW scheme

Different legislation, same physics

NSW pool safety runs under the Swimming Pools Act 1992 and the Swimming Pools Regulation 2018. The barrier requirements come from the same Australian Standard family, so a fence that satisfies one scheme will usually satisfy the other. The paperwork is what differs.

In NSW, a pool has to be registered on the NSW Swimming Pool Register, and a property with a pool generally can’t be sold or leased without a valid certificate of compliance — or, in the case of a sale, a certificate of non-compliance that puts the purchaser on notice.

  • REGISTEREvery pool and spa must be listed on the NSW Swimming Pool Register
  • SALEA certificate of compliance, or a certificate of non-compliance, is required before sale
  • LEASEA valid certificate of compliance is required before a tenancy starts
  • VALIDITYCompliance certificates are valid for three years from issue

If you own or manage both sides

One inspector for a border portfolio

Agencies and property managers around Canberra routinely hold stock in both jurisdictions. Running two providers means two booking systems, two report formats and two sets of rules to keep straight.

For agencies

Consistent reporting

The same report structure whichever side of the border the property sits on, with the correct legislation cited for that property. Easy to file, easy to hand to a vendor.

For managers

Scheduling that works

Multiple properties in a run, tenant access coordinated once, and results back the same day. Useful when a lease start date is fixed and the barrier is an unknown.

For owners

Straight answers

If your pool sits in NSW but your life is in Canberra, you still get a local inspector who will actually pick up the phone and explain the result.

Book an NSW inspection

Give us the address and we’ll confirm whether the property falls under the NSW scheme, what the certificate requires, and when we can be there.

Book an NSW inspection

Tell us the suburb and roughly when the pool was built. We’ll come back with a fixed price and the first available inspection date.
