NSW pool inspections, just over the border
Canberra doesn’t stop at the border and neither do I. Queanbeyan, Jerrabomberra, Googong, Bungendore, Murrumbateman, Yass and the surrounding district, inspected under NSW legislation by someone who works both sides of it.
Different legislation, same physics
NSW pool safety runs under the Swimming Pools Act 1992 and the Swimming Pools Regulation 2018. The barrier requirements come from the same Australian Standard family, so a fence that satisfies one scheme will usually satisfy the other. It’s the paperwork that differs.
In NSW, a pool has to be registered on the NSW Swimming Pool Register, and a property with a pool generally can’t be sold or leased without a valid certificate of compliance. On a sale, a certificate of non-compliance can be used instead, which puts the purchaser on notice.
- REGISTEREvery pool must be listed on the NSW Swimming Pool Register
- SALEA certificate of compliance, or a certificate of non-compliance, is required before sale
- LEASEA valid certificate of compliance is required before a tenancy starts
- VALIDITYCompliance certificates are valid for three years from issue

Plenty of Canberra agencies hold stock on both sides of the border. Running two providers means two booking systems, two report formats and two sets of rules to keep straight.
Consistent reporting
The same report structure whichever side of the border the property sits on, with the right legislation cited for that property. Easy to file, easy to hand to a vendor.
Scheduling that works
Multiple properties in one run, tenant access coordinated once, results back the same day. Useful when a lease start date is locked in and the barrier is an unknown.
Straight answers
If your pool sits in NSW but your life is in Canberra, you still get a local inspector who picks up the phone and explains the result in plain English.
