ACT compliance certificate
This is the document the legislation asks for. I inspect the pool barrier against the prescribed safety standard — AS 1926.1–2012, applied under Part 5A of the Building Act 2004 — and issue a compliance certificate.
If the barrier complies, I issue the certificate and lodge it with the ACT Government inside the 30 days the legislation allows. If it doesn’t, you get a written notice setting out each item and a period to rectify. You fix them, I verify, the certificate follows.
Included
- ON SITEFull measured inspection of every barrier, gate, door, window and zone that applies to the pool
- REPORTWritten report within 24 hours, each item referenced to the clause it comes from
- REINSPECTIONIf the barrier needs work, a reinspection is $200 plus the $79 lodgement fee. Nothing starts from scratch
- LODGEMENTCertificate lodged with the ACT Government on your behalf, including the $79 administration fee, with a copy for your records

Built before 1 May 2013?
Then this is the one you need, and the deadline is 1 May 2028 — — days away.
Swimming pool disclosure statement
Up to 30 April 2028, an owner selling or leasing a property with a pool has to give the buyer or tenant the Minister’s guidance material, plus one of a short list of documents. A disclosure statement is one of them.
It records the age of the pool and how it stands against the prescribed safety standard, including anything I find, so a buyer or tenant knows what they’re taking on. It meets the disclosure obligation without certifying the pool.
One thing to be clear about
A disclosure statement is a transaction document, not a substitute for certification. If the pool was built before 1 May 2013, the compliance certificate is still required before 1 May 2028.
Best suited to
- AGENTSListings that need to go to market before the barrier can realistically be brought up to standard
- MANAGERSTenancies turning over at short notice
- OWNERSSettlements where rectification work can’t be completed in time

Reinspections, advice and getting the work done
Reinspection after rectification
Fixed the items on your notice? I come back, reinspect the barrier and complete your certification. Nothing starts from scratch, and the $279 total includes lodgement with the ACT Government.
Phone advice before you book
If you don’t know when your pool was built or which document you need, ring me. I’d rather spend ten minutes working it out than send you an invoice for something you never needed.
Getting the work done
Most rectification is small. A hinge, a latch, a rail, a gap under a gate, or just moving what sits against the fence. I can point you to local fencing contractors who understand what the standard actually requires.
Tell us about the pool
Fixed price confirmed by return, and the first available date. If you have a settlement to hit, say so and I’ll work backwards from it.
